Project Overview
Mask Plumbing Solutions Ltd was appointed to carry out refurbishment works as part of the UMF Project at Bugbrooke Medical Practice. The brief was to convert and upgrade several existing rooms into modern administrative and consultation spaces — a project made considerably more complex by the fact that the practice remained fully operational throughout, with patients and staff on site every day.
The Challenge: Refurbishing a Live Healthcare Facility
Refurbishing a working GP practice is not comparable to a standard commercial fit-out. Every aspect of the project had to be planned around the continued delivery of patient care, with zero tolerance for disruption to clinical services.
Key complexities included:
- Multi-room, multi-floor sequencing: Works spanned the ground floor, the ground floor lobby and corridor, and the first floor. Each area needed to be programmed independently so that clinical and administrative functions elsewhere in the building remained unaffected.
- Infection control and cleanliness standards: As a healthcare environment, the site demanded strict adherence to cleanliness protocols throughout every phase of work, from flooring removal to plumbing alterations, to protect patients and staff from any risk of contamination or disruption.
- Live clinical plumbing alterations: Disconnecting and reconnecting HTM-compliant clinical sinks required precise coordination to ensure these essential facilities were out of action for the shortest possible time, without compromising the compliance standards required in a clinical setting.
- Multi-trade coordination under one roof: Plumbing, flooring, carpentry and decorating teams all needed to work in close sequence across different rooms simultaneously, without trades interfering with one another or with the practice’s daily operations.
- Noise, access and safe working practices: With patients attending appointments and staff moving throughout the building, careful management of access routes, working hours and noise-generating activities was essential to maintain a calm, safe environment for everyone on site.
Our Approach
To manage this complexity, Mask Plumbing Solutions delivered a carefully phased program of works across four key areas:
Ground Floor: Installation of Polysafe Alpine Green clinical-grade vinyl flooring, carpentry works including a new consultation desk worktop, and full internal decoration — completed with minimal encroachment on adjoining clinical areas.
First Floor: The most technically demanding phase of the project, involving the disconnection and reconnection of HTM-compliant clinical sinks, installation of clinical-grade vinyl flooring, carpentry alterations, and complete redecoration — all sequenced to keep clinical downtime to an absolute minimum.
First Floor: Floor repairs and internal decoration to convert the space into a new administration/support room, carried out alongside the works without disrupting either area.
Ground Floor Lobby & Corridor: New flooring installed throughout the practice’s main circulation route — one of the most sensitive areas to work in, given the constant footfall from patients and staff throughout the day.
Outcome
Despite the operational complexity of working within a live medical practice, the project was delivered to a high standard with continuity of clinical services maintained throughout. The combination of specialist clinical flooring, HTM-compliant plumbing work, carpentry and decoration has left the practice with modern, durable and fully compliant facilities.
